Maintenance Manager

Job Description

The Maintenance Manager is responsible for overseeing and coordinating all maintenance, repairs, and upkeep activities across the property, equipment, infrastructure, and facilities.

This role ensures that all mechanical, electrical, plumbing, HVAC, and structural systems are functioning effectively, safely, and in compliance with relevant standards and regulations.

The Maintenance Manager will lead maintenance staff, grounds teams, technicians, and contractors while developing preventative maintenance plans, managing budgets, controlling inventory, and ensuring minimal downtime of key services.

Key Responsibilities

Maintenance Operations

  • Oversee daily maintenance activities across the property.

  • Assign tasks to maintenance staff and monitor completion.

  • Conduct regular inspections of buildings, equipment, and systems.

  • Ensure timely repairs of mechanical, electrical, plumbing, HVAC, and structural issues.

  • Implement preventative maintenance schedules to reduce breakdowns.

  • Respond quickly to maintenance emergencies and urgent operational needs.

  • Ensure all maintenance work is completed safely, efficiently, and to the required standard.

Facilities and Equipment Management

  • Monitor the performance and condition of generators, boilers, water systems, refrigeration, kitchen equipment, and other critical machinery.

  • Ensure proper maintenance of lighting, security systems, workplace infrastructure, and general facilities.

  • Maintain gardens, grounds, pools, staff accommodation, and service areas where required.

  • Ensure equipment and facilities are kept in good working condition.

  • Identify repairs, upgrades, and replacements needed to maintain operational standards.

Health, Safety and Compliance

  • Ensure compliance with occupational health and safety standards and statutory regulations.

  • Conduct risk assessments and implement corrective actions.

  • Maintain accurate records of equipment, inspections, repairs, and maintenance activities.

  • Ensure safe working practices are followed by staff and contractors.

  • Monitor firefighting equipment, safety systems, and emergency procedures.

  • Ensure maintenance activities support a safe environment for staff and guests.

Team Leadership and Supervision

  • Supervise maintenance technicians, grounds staff, and contractors.

  • Train staff on technical skills, safety protocols, and equipment handling.

  • Schedule shifts and allocate daily work duties.

  • Monitor productivity, performance, and quality of work.

  • Build a disciplined, reliable, and service-focused maintenance team.

  • Maintain strong communication with management and other departments.

Budgeting and Inventory Control

  • Prepare and manage the maintenance budget.

  • Source and purchase tools, spares, equipment, and materials.

  • Track stock levels and maintain accurate inventory records.

  • Control maintenance expenditure and reduce unnecessary costs.

  • Ensure critical spares and emergency supplies are available.

  • Maintain supplier relationships and obtain quotations where required.

Project Management

  • Plan and manage maintenance projects, refurbishments, repairs, and upgrades.

  • Coordinate contractors and external service providers.

  • Monitor project timelines, budgets, and quality of work.

  • Ensure projects are completed safely and with minimal disruption to operations.

  • Report progress, risks, and completed work to management.

Qualifications

  • National Diploma or Degree in Electrical Engineering, Mechanical Engineering, Facilities Management, or a related field will be advantageous.

  • Trade Test qualification such as Electrician, Plumber, Fitter, or Millwright will be preferred.

  • Health and Safety certification such as SAMTRAC or NOSA will be advantageous.

Experience

  • Minimum 3–5 years’ experience in a maintenance management or technical supervisory role.

  • Experience in hotel, lodge, manufacturing, commercial property, or hospitality maintenance will be highly beneficial.

  • Proven experience managing a maintenance team.

  • Experience working with contractors, suppliers, and service providers.

  • Practical hands-on experience with repairs, inspections, and preventative maintenance.

Skills and Competencies

  • Strong technical knowledge of electrical, plumbing, mechanical, HVAC, and general building maintenance.

  • Excellent problem-solving and diagnostic ability.

  • Strong leadership, communication, and team management skills.

  • Ability to manage budgets and inventory efficiently.

  • High attention to detail and strong organisational skills.

  • Ability to work under pressure and respond quickly to emergencies.

  • Good planning, scheduling, and project coordination skills.

  • Strong understanding of safety procedures and compliance requirements.
